Rejuvenating Hardwood Floors

Does your wood floor look grimy and rundown? Are you considering restoring it to its once brilliant finish? Sometimes all a hardwood floor needs is a facelift, not a complete sanding. It's often the case in older homes when the floor has an old varnish, shellac, or oil finish and looks dark and dingy. If you're uncovering a wood floor that has been kept hidden under carpet for a long time, you should be thankful that is has been protected from scrapes and dings. A floor renovator can help you rejuvenate your wood floor without sanding. This process softens a fine layer of the surface coating and then replaces it with a new sealer. Rent a floor polisher with steel wool and lamb's wool buffing pads. The steel wool pads clean the floor while removing the top layer of surface coating. When dry, apply paste wax with lamb's wool pads and buff it. For more protection and shine, you might want to apply more than one coat of the wax. Before beginning the project, ensure that you have moved all the furniture out of the room in question. It's not always easy to find another convenient location to store them while you work on the flooring, but it is extremely important to have a cleared surface. Also, ensure there is plenty of ventilation as you work in the room. Don't box yourself in. Begin working in the farthest corner of the room and work your way with the machine to the doorway. In no time at all you will have a glorious "almost new" hardwood floor.

Interior Painting Fairfield Colors

Home renovations:
Interior Painting
Painting is one of the easiest, least expensive interior renovation projects you can do. A small investment and a little elbow grease can create an entirely new atmosphere in your home. Colour is one of the first things people notice when entering a room and can actually be used to create optic illusions. You can open up a small space with a light tone or choose a colour which is complimentary to your furniture (ex. pale yellow paint and a purple sofa) to harmonise the room. The following tips can help you achieve professional results.
The first decision you'll be faced with in a paint store is whether to use oil-based or water-based paints. Oil-based paint tends to be longer lasting and smudges wash off quite easily. However, both the paint and the thinner required to clean the brushes produce fumes which can be hazardous. Proper ventilation is essential. Water-based paint dries faster and produces fewer emissions but, in general, is not as durable.
Preparing for a paint job can be time consuming but it can save your furniture and floors. Move as much furniture to another room as possible-they will be safe from spills as well as creating more room for you to work. Drop cloths made of oil-cloth or plastic are inexpensive and available at paint and hardware stores. When covering your floors, lay the cloth or plastic loosely and hold it in place using painter's masking tape on the underside and the trim. This type of masking tape has minimal adhesive so that it will not lift off paint when the tape is removed.
Good brushes are not inexpensive but will last a long time if properly cleaned after use. Store brushes facing down off a nail and then upright or on their side once they are dry. Bent bristles make even application of paint nearly impossible. High quality brushes also shed fewer bristles which means fewer bristles painted onto your wall!
This trick is great for large paint jobs. Fill a bucket about one-half full of thinner for oil-based paint or water for water-based paint. Straighten a wire hanger to be placed across the top of the bucket. When you take a short break from painting, swish the brush in the bucket then thread the straightened hanger through the hole in the handle of the brush. There should be enough liquid to cover the bristles. Ensure that the bristles do not rest on the bottom of the bucket.
Invest in an extension pole for your paint roller. This inexpensive gadget will save a lot of time climbing up and down ladders to reach high sections of walls or the ceiling. It also eliminates the need for bending over to paint the lower part of the wall.
If you are painting large areas in the same colour, skip the traditional paint pan and try using a bucket with a paint screen. Pour a few litres of paint into the bucket and hang the screen in the pail. Once you have dipped your roller in the paint, roll it up and down the screen to remove the excess.
Sometimes two painters are better than one. Divide the task of painting a room into two jobs. One person can use a brush to paint around trim, windows and doors. Once the first person has finished outlining a wall, the other can come along with the roller and fill it in.
Don't forget about the sensitive noses of your pets! If the paint fumes give us a headache imagine how your furry friends feel. Move them outdoors or to a different location such as a friend's home or a pet kennel.
A new colour or even a fresh coat of the original colour can add life to a room but remember you'll be spending a lot of time looking at the colour you choose. Dark colours can make a dramatic impact but make a room seem much smaller and be harder to cover with another colour. That burgundy paint that looked so good in the paint store might not look the same on four walls!
Everyone can achieve evenly painted walls and professional results by working carefully and using good ingredients such as quality brushes, rollers and paint. Have fun!

Victoria Emergency Kits

In the case of a widespread disaster such as an earthquake, emergency response units (fire department, ambulance and police) may not be able to reach you immediately. In fact, you may be without food and shelter for days. In case of injury, you should be prepared to provide first aid.
Ideally, every family should have a disaster supply kit containing water, food and supplies to last for at least three days. This kit should be kept in a designated place and be ready to "grab and go" in case you have to leave your home quickly. Make sure all household members know where the kit is kept.
Food and water should be sealed in the manufacturers' packaging so that air and moisture do not spoil the contents. Be sure that all packaging can be opened by hand without a can or bottle opener. Keep track of the expiry dates. Put your entire emergency supply kit in one or two backpacks or plastic pails.

Kits should contain:
A 3-4 day supply of bottled water (at least one litre per person per day)
Water purification tables
Rain jackets
Blankets
A 3-4 day supply of energy bars, nuts and dried fruit. These foods are high in calories and protein relative to their size and weight making them portable.
Bottled or boxed juices
Flashlight (be sure to check the batteries regularly)
First-aid kit * (see below)
Tools (including a knife or scissors)
Whistle

selling tips

5 Tips to Prepare your Home for Showing
When it comes to selling real estate, appearances are everything and first impressions are often all you have. Your efforts to improve the appearance of your home will boost the number and value of offers you receive, and ultimately accelerate the sale of your home.
Sometimes it's difficult for homeowners to be objective on important matters of showing form and function. Your Sutton Associate can offer you personal and professional advice on what you really need to do - and what you could do better - to improve your home's selling prospects.

Outside Matters - get off to a good start by welcoming buyers with a tidy and inviting exterior.
Yard - mow the lawn, trim hedges, rake leaves and offer a touch of flower power
Driveway - keep the garage door closed and clear any tools, toys, oil leaks and snow
Exterior - wash the windows, clean / repair any obvious damage to the roof, gutters and siding
Entrance - a tidy walkway and freshly painted door open a world of possibilities

Clean Bill of Health - a clean home creates a wealth of selling health.
Rooms - do a thorough top-to-bottom cleaning of every room including walls, counter surfaces, fixtures and windows
Flooring - remove carpet stains and floor markings
Storage - attics, basements and closets are important selling features that need to be 'presentable'
Odors - every buyer is looking for a 'sense of fresh'; eliminate any offensive food, pet, smoke or mildew odors; shampoo carpets, empty garbage frequently, bathe pets and open windows for fresh air; introduce pleasing scents - subtly - with potpourri, air fresheners, candles or baking

Gut the Clutter - space always sells, over-excessive decoration often doesn't. Clearing space and removing unnecessary clutter makes your home seem bigger and brighter.
Furniture - consider storing furniture you don't use or need to create more 'space'
Knick-knacks - too many ornaments and personal mementos can impose a sense of style and burden otherwise pleasing features
Counters - unnecessary appliances and gadgets should be stored away

'Care' Repairs - ensuring your home is in complete working order assures buyers they are making a sound investment in a home that has been well cared for - a home that won't bring unwanted surprises down the road.
Leaky faucets, burned-out light bulbs, noisy furnaces and air conditioners, sticky doors, broken windows and dysfunctional appliances should be dealt with before they break the deal

New is Nice - buyers are looking for a new home, so give them a taste of what's to come…
A fresh coat of paint, a new area rug, crisp linen or dry clean the drapes are relatively small investments that can make a splash with buyers. Remember: neutral colours are always best and subtle styles have wider appeal.

Good Luck - Ivan Delano 250.744.8506

2007 Market Outlook

2007 Market Outlook Posted December 12th, 2006

Strong & Balanced Real Estate Market Predicted for 2007 Bev McIvor, 2007 president of the Victoria Real Estate Board, says the Victoria area housing market should remain strong and stable in the coming year. “After several years of rapidly rising prices and exceptional activity, we saw a return to a more balanced market this year. Demand remains strong and interest rates continue to be attractive; as a result, all indications point to continued strength and a balanced market throughout the coming year.” McIvor noted that with more properties on the market buyers now have greater choice. At the same time, continued strong demand provides an attractive market for sellers who price their properties realistically. "We expect that prices will continue to rise next year, but at a slower rate than in previous years," commented McIvor. McIvor noted that real estate continues to be a driving force in the economy. "Property sales through the Victoria Real Estate Board's Multiple Listing Service® will total over $3 billion during 2006 and this has resulted in trememdous spin-off benefits to the local economy.".

I have found that nieghbourhoods that have mature trees in the streets tend to be more sought after, such as Fairfield, James Bay, Oak Bay, Cadboro Bay, Ten Mile Point, Broadmead, North Saanich and the like. Holiday Spirit

CHRISTMAS TIME CLOTHING AND FOOD DRIVEThe VREB staff is once again organizing a food and clothing drive for people in need this Christmas season and invite Board members to join us in this worthy cause. There were a lot of smiles at the Open Door last year when we brought in two huge boxes of warm clothing. We hope to collect warm clothes, jackets and dry goods again this year and make the smiles go a little further. This year we are donating towards the Mustard Seed.So next time you come to the Board for a class or meeting, get into the Christmas spirit by bringing along some warm clothes you no longer need, a new toothbrush, or canned goods to donate towards the less fortunate people in our city. We'll have drop boxes near the Member Services Area. Nanaimo Street next to Holiday Inn.

Tax Breaks For Landlords

A group of Canadian realtors is calling on Federal Finance Minister Jim Flaherty to extend capital gains tax relief to small landlords, saying the move will level the taxation playing field and encourage property owners to update and maintain rental housing.
The Canadian Real Estate Association, which represents 88,000 full-service realtors, is asking Mr. Flaherty to allow landlords with smaller holdings and fewer than five employees to defer capital gains and capital cost allowance taxes when they sell their investment property, provided they put that money into another investment property within a year.
The Conservative government campaign included a pledge to provide individuals and companies with the ability to defer capital gains taxes by allowing them to reinvest proceeds within a certain time frame. Prime Minister Stephen Harper spoke of introducing rollovers for shares, bonds, mutual funds and family cottages. He did not, however, mention small investment properties.
Mr. Flaherty is slated to unveil his economic plan today and he is expected to signal the need for more personal and business tax cuts to help preserve Canada's living standards.
CREA does not expect the minister will unveil any measures related to small real estate investors Thursday, but is nevertheless forging ahead, trying to secure meetings with Mr. Flaherty's office and other members of parliament. They have been calling for similar measures since 2001.
"The Conservative government said they were going to address capital gains tax," said James Brennan, a spokesman for the CREA. "They left the door open to deal with the issue of capital gains tax as a whole."
In a paper submitted to the House of Commons Standing Committee on Finance last month, CREA said their proposed changes to the tax legislation would alleviate current inequities that place small real estate investors at a "significant disadvantage" when compared with many other investment vehicles.
"The Income Tax Act effectively eliminates the incentive for many property holders to consider a sale due to the impending tax burden," the paper said. "The situation is particularly punitive for the small investor" who manages property but is denied the tax benefits given to larger investors because they have less than five employees.
The CREA also said that small investors are currently holding onto their investment properties to avoid the tax hit that would arise from selling and re-investing. The high taxes preventing reinvestment in income property are stunting Canada's productivity and labour mobility.
"Households can now move their belongings, stocks and bonds, but are unable to move their real property investments without facing substantial tax consequences," the CREA said.
The economic spinoffs of having a real estate transaction take place are notable, Mr. Brennan said, since most renovations take place around the time a property is bought or sold
