Strong Start to the Year for Victoria Area Real Estate Market February 1, 2007
The Victoria area real estate market got off to a strong start to the year last month both in terms of sales and prices. There were 442 property sales through the Victoria Real Estate Board’s Multiple Listing Service® (MLS®) in January, up from 385 sales in December. There were 496 sales in January of last year.

Victoria Real Estate Board President, Bev McIvor, noted that prices remained steady and the number of properties available for sale continues to increase. "There were 2,661 properties of all kinds available for sale at the end of last month - up 22 percent from the same month a year ago."

McIvor noted that nearly a quarter of all single family homes sold last month for under $375,000 and 49 percent of condominiums last month sold for under $250,000. "We recognize that affordability is a concern given the significant increases in prices over the past few years, but it’s important to note that there are still many homes available for sale in more modest price ranges."

The average price for single family homes in Greater Victoria last month was $511,192; the average for the last six-months was $522,123. The median was lower at $451,000. The average price for all condominiums sold in January was $351,508; the average for the last six months was $308,990. The median was again lower at $254,500. The average price for all townhomes last month was $357,308; the average for the last six months was $369,236. The median was $330,000.

MLS® sales last month included 242 single family homes, 119 condominiums, 40 townhomes and six manufactured homes.

UVic researchers are getting the lead, or at least the metal, out of magnets.
The breakthrough is causing a stir in the science community, with details of the discovery published yesterday in the prestigious international science magazine Nature.
A team of researchers, led by chemist Dr. Robin Hicks, has the basis for a new family of magnets based on organic compounds. It’s a lot of fuss over something Hicks describes as “fairly nondescript-looking, dark, almost-black opaque powders.”
It’s the first step in creating a material light as plastic, and even more versatile because of its magnetic properties. It’s good news for the electronics industry, which relies on magnets to create all sorts of devices, from cellphones and laptop computers.
Replacing heavy metal magnets with lightweight plastic ones would lighten the load for all those using portable electronic devices.
The new-recipe magnets “have metal in them but also have a lot of organic material and happen to behave as magnets,” Hicks said.
“The big deal is we don’t have to cool them down to make them magnetic.
“Trying to get organic materials to be magnetic has been quite challenging.”
This is the first time organic magnets have been created at room temperature, said Hicks. Previously, organic magnets “only worked below -200 degrees Celsius.”
Coming up with the right combination of compounds was “a bit of trial and error, a bit of systematic design and a little bit of luck.
“There are magnets in your car, in your computer, in your celphone, in generators. There’s certainly no shortage of uses for them.”
Metal-based magnets tend to be very heavy, dense, strong and brittle.
“For lots of applications, that’s actually great ... better alternatives 1/8would be 3/8 lightweight, flexible and processible.”
The organic ingredient is carbon, said Hicks. Plastics are also made with carbon.
“If you think of plastic that’s magnetic, that’s one of the holy grails of everybody’s work,” Hicks said.
“We’ve made an important first step to show you can at least make room-temperature magnets that are organic. Scientifically, I think it’s a very big deal.”
Real-world applications will require more time in the lab, he added.
“I view these as prototypes. We have quite a bit of tinkering to do to improve the magnetism and make them processible. But when we or somebody else gets there, I think the sky is going to be the limit for applications.
“The reason plastics are so commonplace is they’re easy to make and they’re very easy to process and manufacture. Imagine being able to do that with something that’s also magnetic.”
The concept has been patented through UVic, he said.
“The materials themselves will probably not be merchandisable but the concept is. It’s the recipe that’s important now.”

Most Canadians would rather renovate than move, says a recent report from the RBC Financial Group. And while 70 per cent of survey respondents said they plan to undertake renovations some time within the next two years, the largest number of that group say they want to improve their bathrooms (36 per cent).
Seems like a good time for bathroom designers and vendors to hook into a home show, which is what Cantu Bathrooms and Hardware is doing. Representatives from the store will be at the 2006 HomeDesign Show -- the local builders' association's first fall home show, next weekend.
The show, being held at the Save-on-Foods Memorial Arena, offers a one-stop shop where homeowners hungering for a new look can scout out designers, contractors, window suppliers, handcrafted wood furnishings and more.
If bathroom makeovers are at the top of homeowners' wish lists, the anchor of those dreamed-of renos is the bathtub, says Ben Carnegie, sales representative at Cantu. While the bells and whistles on tubs seem endless -- from chopped-block silhouettes to curvy ornate traditional tubs -- the feature that most consumers value is depth. But, not all depth measures are created equal, says Carnegie. Consumers should bring their own tape measure to the shop.
"Some manufacturers list depth from the outside of the tub, others from the inside," says Carnegie. "So where one says their depth is 22 inches, that may be a floor to tub-top measurement."
Overflow tubs that feature a trough, either at the brim of the tub or around the tub's base, allow chin-deep soaks that are a big hit with buyers.
Victoria might be famed for its home-style passion for all things old, from Maclure arts and crafts style to the detailed Queen Anne and Victorian fashions, but Carnegie says younger people are making their presence felt in the design marketplace.
"We're seeing a marked preference for strong, minimalist lines with square edges among our customers," says Carnegie.
"Younger buyers have emerged; they're educated and aware about design. They want something distinctive that expresses themselves, and they see that in these ..." says Carnegie, pointing to chunky, square taps and rectangular showerheads.
Carnegie expects tubs with air jets are going to grow in popularity: "Air jetted tubs were restricted in their technology because it was patented. The patent has expired and that means other manufacturers have swept into the air-jet market, and they're coming up with better technology and more design choices."

The value of all property transactions through the Victoria Real Estate Board’s (VREB) Multiple Listing Service® (MLS®) hit a new record high of nearly $3.4 billion in 2006, up from $3.2 billion in 2005.

For the first time, the value of single family home sales exceeded $2 billion; the value of all condominium sales increased by nearly seven percent to over $614 million. Victoria Real Estate Board President Bev McIvor noted that although the overall number of MLS® sales declined by nearly seven percent, all major property types showed strong price increases. “Last year more properties became available for sale and the rate of price increases eased somewhat as we saw a return to a more balanced market.” McIvor noted that the overall average price for single family homes for the year rose by 12.5% to $521,460; the average for condominiums rose by 13.6% to $286,058 and the average for townhomes rose by 6.3% to $366,080.” There were 2,650 homes and other properties listed for sale at the end of last month – a 32% increase over the 2,005 properties available for sale in December, 2005. There were 385 sales in December, down from 571 sales in November. There were 391 sales in December, 2005. The average price for single family homes in Greater Victoria last month was $502,447; the average for the last six-months was $521,995. The median was lower at $433,000. The average price for all condominiums sold in December was $289,761; the average for the last six months was $300,369. The median was again lower at $250,000. The average price for townhomes last month was $428,394 the average for the last six months was $373,151. The median was $362,750. MLS® sales last month included 211 single family homes, 107 condominiums, 30 townhomes and 13 manufactured homes.McIvor notes that all indications point to a strong and stable real estate market in 2007. “We expect to see a wide choice of properties available for buyers coupled with strong demand for homes that are priced realistically. Prices are expected to increase during the year, but at a more modest pace than in recent years.”

2 lb beef chuck, in 1/2" cubes
8 T olive oil
5 T med-hot chili powder
1 lb Spanish chorizo sausage, sliced 1/4" thick
3 medium onions, chopped
8 garlic cloves
1 T oregano,crumbled
2 tsp cumin, ground
2 tsp salt
1 tsp Fresh ground pepper
4 lb canned Italian plum tomatoes, drained and chopped
1 bottle of Good Canadian Beer
6 oz tomato paste
Toss meat with 3 T. olive oil and 2 T. chili powder. Let stand in refrigerator overnight.

Heat 3 T. oil over med-hi heat. Brown the meat on all sides, add chorizo & brown well. Reduce heat to med-lo. Add more oil to skillet, if necessary. Add onions and cook until translucent, about 10 minutes. Add garlic, chili powder,
oregano, cumin, salt and pepper. Stir 3 minutes then transfer to
pot. Stir in tomatoes, beer and tomato paste. Bring to a boil then
reduce heat. Cover and simmer until meat is very tender, stirring
occasionally, about 3 hours. Uncover during last hour if necessary
to thicken liquid into sauce.

Great with bean salad, salsa & chips.

Serves 6 generously.

Rejuvenating Hardwood Floors

Does your wood floor look grimy and rundown? Are you considering restoring it to its once brilliant finish? Sometimes all a hardwood floor needs is a facelift, not a complete sanding. It's often the case in older homes when the floor has an old varnish, shellac, or oil finish and looks dark and dingy. If you're uncovering a wood floor that has been kept hidden under carpet for a long time, you should be thankful that is has been protected from scrapes and dings. A floor renovator can help you rejuvenate your wood floor without sanding. This process softens a fine layer of the surface coating and then replaces it with a new sealer. Rent a floor polisher with steel wool and lamb's wool buffing pads. The steel wool pads clean the floor while removing the top layer of surface coating. When dry, apply paste wax with lamb's wool pads and buff it. For more protection and shine, you might want to apply more than one coat of the wax. Before beginning the project, ensure that you have moved all the furniture out of the room in question. It's not always easy to find another convenient location to store them while you work on the flooring, but it is extremely important to have a cleared surface. Also, ensure there is plenty of ventilation as you work in the room. Don't box yourself in. Begin working in the farthest corner of the room and work your way with the machine to the doorway. In no time at all you will have a glorious "almost new" hardwood floor.

Interior Painting
Painting is one of the easiest, least expensive interior renovation projects you can do. A small investment and a little elbow grease can create an entirely new atmosphere in your home. Colour is one of the first things people notice when entering a room and can actually be used to create optic illusions. You can open up a small space with a light tone or choose a colour which is complimentary to your furniture (ex. pale yellow paint and a purple sofa) to harmonise the room. The following tips can help you achieve professional results.
The first decision you'll be faced with in a paint store is whether to use oil-based or water-based paints. Oil-based paint tends to be longer lasting and smudges wash off quite easily. However, both the paint and the thinner required to clean the brushes produce fumes which can be hazardous. Proper ventilation is essential. Water-based paint dries faster and produces fewer emissions but, in general, is not as durable.
Preparing for a paint job can be time consuming but it can save your furniture and floors. Move as much furniture to another room as possible-they will be safe from spills as well as creating more room for you to work. Drop cloths made of oil-cloth or plastic are inexpensive and available at paint and hardware stores. When covering your floors, lay the cloth or plastic loosely and hold it in place using painter's masking tape on the underside and the trim. This type of masking tape has minimal adhesive so that it will not lift off paint when the tape is removed.
Good brushes are not inexpensive but will last a long time if properly cleaned after use. Store brushes facing down off a nail and then upright or on their side once they are dry. Bent bristles make even application of paint nearly impossible. High quality brushes also shed fewer bristles which means fewer bristles painted onto your wall!
This trick is great for large paint jobs. Fill a bucket about one-half full of thinner for oil-based paint or water for water-based paint. Straighten a wire hanger to be placed across the top of the bucket. When you take a short break from painting, swish the brush in the bucket then thread the straightened hanger through the hole in the handle of the brush. There should be enough liquid to cover the bristles. Ensure that the bristles do not rest on the bottom of the bucket.
Invest in an extension pole for your paint roller. This inexpensive gadget will save a lot of time climbing up and down ladders to reach high sections of walls or the ceiling. It also eliminates the need for bending over to paint the lower part of the wall.
If you are painting large areas in the same colour, skip the traditional paint pan and try using a bucket with a paint screen. Pour a few litres of paint into the bucket and hang the screen in the pail. Once you have dipped your roller in the paint, roll it up and down the screen to remove the excess.
Sometimes two painters are better than one. Divide the task of painting a room into two jobs. One person can use a brush to paint around trim, windows and doors. Once the first person has finished outlining a wall, the other can come along with the roller and fill it in.
Don't forget about the sensitive noses of your pets! If the paint fumes give us a headache imagine how your furry friends feel. Move them outdoors or to a different location such as a friend's home or a pet kennel.
A new colour or even a fresh coat of the original colour can add life to a room but remember you'll be spending a lot of time looking at the colour you choose. Dark colours can make a dramatic impact but make a room seem much smaller and be harder to cover with another colour. That burgundy paint that looked so good in the paint store might not look the same on four walls!
Everyone can achieve evenly painted walls and professional results by working carefully and using good ingredients such as quality brushes, rollers and paint. Have fun!

In the case of a widespread disaster such as an earthquake, emergency response units (fire department, ambulance and police) may not be able to reach you immediately. In fact, you may be without food and shelter for days. In case of injury, you should be prepared to provide first aid.
Ideally, every family should have a disaster supply kit containing water, food and supplies to last for at least three days. This kit should be kept in a designated place and be ready to "grab and go" in case you have to leave your home quickly. Make sure all household members know where the kit is kept.
Food and water should be sealed in the manufacturers' packaging so that air and moisture do not spoil the contents. Be sure that all packaging can be opened by hand without a can or bottle opener. Keep track of the expiry dates. Put your entire emergency supply kit in one or two backpacks or plastic pails.

Kits should contain:
A 3-4 day supply of bottled water (at least one litre per person per day)
Water purification tables
Rain jackets
Blankets
A 3-4 day supply of energy bars, nuts and dried fruit. These foods are high in calories and protein relative to their size and weight making them portable.
Bottled or boxed juices
Flashlight (be sure to check the batteries regularly)
First-aid kit * (see below)
Tools (including a knife or scissors)
Whistle
